Show Friday, October DAILY HERALD, Home Magazine; 13( 1996 THE Page Most home sales now typically between $100,000 and $125,000 Most sales of used homes along the Wasatch Front so far this year have been in the 5100,000 to $124,999 price range. That's not unusual, of course. That's where most sales typically are. Thus far this year 1,739 homes have sold in that price range from Rodger Hardy refe f iS On The Market Davis County south through Salt Lake and Utah counties and parts of Juab and San Pete counties, or 21 .7 percent of the market. The next most popular price range is for homes from $80,000 to $99,999. A total of 1,658 homes have sold in that price range, or 20.7 percent of the market Unfortunately, not many homes remain in that price range. 1,079 homes under Only $80,000 have sold this year along the Wasatch Front, or 13.4 percent of the market. That would be a more popular price range, except appreciation gains have forced the most popular family homes out of I that ranee. However, the third most popular price range is homes from AIR: $125,000 to $149,999. A total of ,369 homes have sold in the price range through Sept. 25, or 17.1 percent of the market. That price range still buys a comfortable family home. As the prices rise from this point the number of sales drop dramatically. For example, only 718 homes have been sold this year from $150,000 to $174,999 or 8.9 percent of the market. Only 394 homes from $175,000 to $199,999 have sold this year, or 4.9 percent of the market 1 hours. The desired air change rate per hour would be between 0.33 and 0.50 when the house is not being ventilated. Rates higher than these mean that there are openings that are letting too much air flow into and out of the house. Rates lower than these may mean the house is tight, with potential problems from indoor air pollution caused by OPEN HOUSE UNDON- - Open House Sat Ocl 14, 138 S 1320 E. Regardless of price, you still need an agent who will be of service and protect your interests in marketing your home. I try to teach my clients "agent first, price second." That means pick your agent first, then set your price. Never list your house on price alone. First select an agent who is honest, has integrity and who has an effective marketing plan. Agents don't learn marketing in real estate school. They either learn it apart from that 2-- FREE OPEN That the low point. Interestingly enough, the numbers climb from that point as the homes get more expensive and as Utah begins to show off her affluent side. In the $200,000 to $249,000 range 447 homes sold or 5.6 percent of the market and in the range above $250,000 sales to date totaled 624 or 7.8 percent of the building (Continued from Page 2) experience or on the job. Make sure you see your agent's marketing plan before you list your home. It has been a pleasure writing this column. Unfortunately, this is my last column for The Daily Herald.
