YOUNG Herald Business Editor The creation of the Shadowbrook Planned Dwelling Unit has been announced by its partner developers, Bruce Jackson and the Lincoln Corporation. The proposed 140 unit development is located on 25 acres of land that at one time was the Arthur Duckett estate, on North entered into several brainstorming sessions on what was desirable for the property. provided in order to avoid along the streets. At one point five different architectural firms were called in to make proposals on how the land could best be used. Each was paid for the effort, which, by the way, most developers expect to be done on pure speculation. The result was the selection of The landscaping gives the development some of the dimensions of a park. In addition to hundreds of trees and broad areas of grass, there will be playgrounds for children, picnic areas with tables and barbeques, the ponds, as mentioned before, and a stream. Architects-Planner- This second club house will be reserved for quiet activities. A network of paths will be maintained around the development for the enjoyment of the residents. And the encouragement of use of the entire facility is stressed, even to the use of the ponds and the stream for fishing. The initial phase of the development will involve the first 30 units located on the six northern most acres of the property. This is the area of the development's single entrance which, incidentally, can become a guarded gate if desired by the residents. The developers will take still another deviation from the norm by beginning construction on the pool and the first club house before starting on the four display units. Exterior design of the buildings call for brick and stucco along lines which suggest something modern and at the same time, something traditional. The developers are gearing themselves for a 2Vt year program. By the end of that time, taking inflation into consideration, the existing $5.5 million value of the development could easily increase to $6 million or more. But while the dollar value has to be important to the entrepreneurs of Shadowbrook, this has apparently not been their only concern. For instance, they do not plan to build to the maximum density of 6.6 dwellings per acre. Their program calls for a density of only ponds. cars parked ? University Ave. Most people, especially newcomers, will recognize it as the property with the beautiful ponds just north of the riverside Country Club. One of the first things explained by Lowell H. Christensen, president of the Lincoln Corporation when the announcement was made was that the ponds would remain in tact, and their beauty enhanced. ha-41- Special consultants on the landscaping aspects of the development are Maas and Grassli, noted for their handling of community parks. Two clubhouses are planned. One will be located near the entrance and will be integrated with the 30 ft. by 50 ft. swunming pool and the separate wading pool. The other will be in the vicinity of the two existing The plans call for meandering roads instead of straight or slightly curved roads. Special parking areas for guests have been He further pointed out that a third pond would be built into the development along with many other aesthetically pleasing features. - "We deliberately planned this development very carefully," Mr. Christensen said. "The idea has been to create a feeling, an atmosphere, a way of life. "We want it to be a place where, when people come home, they're home, really home. A peaceful, quiet place where a man can go for a quiet walk with his wife, sit down on the grass, have a barbeque with his family, or do any number of things." Mr. Christensen, who three years ago made another deliberate decision in choosing Provo as a better place to live, brought with him many years of experience in the real estate and financing business. Among other things, he helped develop and finance some 25 condominium projects in Hawaii. "We found over there, that the developments that really tried to create and maintain that kind of atmosphere were the ones that experienced an enduring kind of success. Policy Varies Mr. Hardy emphasized that policies toward working wives' incomes vary from institution to institution and according to the circumstances of each case. "The work the wife does is still of crucial importance," he explained. "The higher her skill or training and the greater the demand for her services, the more weight her income will command. Women Now Earn More g mortgage-lendin"Today's the fact reflect practices merely that working women are earning higher salaries and moving into positions of greater responsibility," Mr. Hardy said. The development began roughly a year ago when Bruce Jackson saw the potential of the property, found that it was for sale and took an option on it. He then approached the Lincoln Corporation to join him in developing the property. Mr. Christensen and Mr. Jackson There has been an increase in the weight given to the money a working wife earns when a family seeks a loan for a new home. It wasn't too long ago that if a working wife was of age, the only jobs recognized as contributing to her husband's ability to carry a mortgage were those requiring a high degree of skill or education, or those in short supply, such as those of nurse or school teacher.
