Show 2 - PLANTING TIMES - MARCH 15, 1995 ’ future of our valley, it is important seasonal dormitories for housing THE OLE RUMOR MILL to research information given employees. A—l-R (1/2 acre lots) is another agricultural zone which allows for one family dwellings, mobile homes on foundations and duplexes. Once again there is no allowance for second dwellings or guest houses. Finally we come to the G—1 (5 acre lots) classification which would probably be what Castle Valley would fall under. G—l is a grazing zone allowing one family dwellings, mobile homes on foundations and river and land tour companies with seasonal dormitories for employees. The minimum lot size for G—l is 5 acres, and there is a mention of line camp buildings and bunk houses being permitted, however, again no mention of second dwellings or guest houses, although it seems possible that the bunk house situation could be used for guests in this zone. If Castle Valley were zoned as family dwellings, duplexes and there is a Section 2-7-6, residential trailers on foundations; which states that living and R—3 (~1/6 acre lots) allows for sleeping quarters shall not be one family dwellings, duplexes, permitted in any accessory trailers on foundations, multiple building in any Residential Zone. family homes, Mobile home parks, To the best of my knowledge boarding and rooming houses and are no provisions for second there churches, dwellings in any of the zones that None of the residential might be applied to Castle Valley designations have provisions for and only in the G—1 zone is there second dwellings or guest houses. the mention of bunk houses being The A-1 (1 acre lots) is an permitted. It appears that this agricultural zone which allows one rumor is not founded in fact, but family dwellings, mobile homes is wishful thinking. on foundations and as a At this time of highly conditional use facilities for river emotional responses regarding the and land tour companies for With the upcoming referendum concerning the possible dissolution of the Town of Castle Valley most of the rumors floating around seem to deal with What is allowed by the Town and what is allowed by the County as far as zoning is concerned. The most prevalent rumor this month is, “if the Town is no longer in existence then we can build a guest house or second dwelling if we choose.” I thought that this would be an easy rumor to deal with but it’s not as simple as one might suppose...now that’s a real surprise. The County has several classifications within its zoning ordinances that might be applied to Castle Valley if the Town is dissolved. R-l (NI/5 acre lots ) and R-lR (1/2 acre lots ) are residential and allow for one family dwelling per lot, R-2 (~1/5 acre lots) allows one pertaining to the Town’s and the County’s regulations. The decision we make in April about our future is very serious and should be made on the basis of facts not rumors. I strongly urge everyone to think for yourself, don’t rely on rumor. The truth will not hurt you but misinformation will. I have been presented with several rumors that deal with individuals and their motivations on both sides of the disincorporation issue. I can’t address these because the outcome would be pure speculation. However, the closer to the April deadline we get the more outrageous these rumors will become. If someone cannot show you facts you best investigate for yourself! Don’t get caught by the ole rumor mill! Bruce Keeler OUR ROADS Spring rains, welcome after a dry winter, have facilitated spring maintenance. The roads are being graded systematically, starting at the lower end of the valley. We are currently complet- ing Lazaris and will continue grading all of the roads. The rusty culverts have been collected on the Community Lot and along Castle Valley Drive. We hope to make use of the County spring clean up to have them hauled away. This usually occurs during early May. Several driveway culverts have been requested. The procedure for these is to have them sized by John Blake (259— 2341), purchased by the owner, then installed by the Town. Maintenance of these culverts is the owner’s JANIE TUET - SALES AGENT/OWNER responsiblity. Now that the road name changes are official, we are ready for new signs. We need either 21 or 31 signs, depending on whether we have signs facing both direct-ions on the roads from Carlsberg to Keogh. We would like wooden signs with reflective lettering mounted on Paradise Real Estate 47 E. CENTER STREET - MOAB, UT 84532 801-259-2650 - FAX 801—259-2699. 4x4 posts at headlight height.
