Understanding the tax implications of your purchase pur-chase before you finalize it will help to ensure that your second home meets your personal and financial needs. The extent to which you or family members use your vacation vaca-tion home determines whether tax law will treat your home as a personal vacation home, or some combination of the two, explains ex-plains the Utah Association of CPAs. The tax treatment of property used for both personal and rental use depends on how many days you use the property as a personal vacation retreat and how many days you rent it out. - VACATION HOME AS A PERSONAL RESIDENCE For tax purposes, your second home is treated as a personal per-sonal vacation home if the property is rented for less than 15 days during the year. A vacation vaca-tion home you use primarily for your personal enjoyment receives basically the same treatment as your primary residence. You may deduct mortgage interest and property taxes as itemized deductions, but you may not deduct other expenses such as utilities and repairs. In fact, if you rent your home for less than 15 days, the rental income you collect is tax free. Once your rental days exceed 14, you must report the rental income you collect and keep track of the days you spend at your vacation home so you can allocate your expenses between rental use and personal use. For example, if your home is rented 30 percent of the time, 30 percent per-cent of your rental expenses are deductible. Rental expenses include in-clude advertising, insurance, repairs, utilities, and other operating expenses, in addition to mortgage interest and property proper-ty taxes. When your home is treated as a personal residence, rental expenses are deductible only to the extent of rental in-come-you cannot use your rental rent-al expenses to produce a tax loss to shelter other income. VACATION HOME AS RENTAL PROPERTY Rental properties receive more favorable tax treatment. For your vacation home to qualify as rental property, your personal use must not exceed the longer of 14 days or 10 percent per-cent of the total personal use, just as you would if the home qualified as a residence. But, in this case, if your rental property shows a loss and your adjusted gross income (AGI) is less than $100,000, you may be able to deduct up to $25,000 of rental losses a year against regular earnings such as salary. (If your income exceeds $100,000, the $25,000 deduction for business losses starts to phase out and disappears entirely when your income tops $150,000.) To qualify for this deduction, you must actively manage the property. You're considering an active manager if you make management decisions like ap proving new tenants or authorizing repairs. THE FINANCIAL IMPACT IM-PACT Rental income can help you afford the vacation home you've always wanted but, in most cases, you shouldn't count on rental revenue to carry the full cost of owning a vacation home. Before you decide to buy, you should make a realistic assessment assess-ment of the revenue you can expect ex-pect to get from renting your home. Don't take the broker's or seller's word for it; do your own homework. Keep in mind that, in most areas, the prime rental period is limited to only a few months and, during those months, you'll have plenty of competition. If you're buying your vacation vaca-tion home primarily as an investment, in-vestment, youll want to be sure your purchase makes good financial sense. If you determine deter-mine that the income from your rental property wouldn't be enough to cover your carrying costs, youll need to decide if the anticipated growth in your property's value will offset your losses, or whether you might do better investing your money elsewhere. Keep in mind that another investment may not provide you with the enjoyment you can derive from a vacation home. (In Slereo) X New residents arrive at UVRMC Four new resident physicians have arrived at the Utah Valley Family Practice Residency to begin specialty training in family practice. The arrival of the residents marks the second year of operation of the residency, and the program has now filled each class level. The new first-year residents include Anne M. Galbraith, MD, who graduated from the University Univer-sity of Utah School of Medicine; Andrew W. Mayberry, MD, who graduated from the University of Arizona College of Medicine in Tucson, Arizona; Mitchell K Pratte, DO, who graduated from the College of Osteopathic Medicine of the Pacific in Pomona, California; and David L. Medicine in Birmingham, Alabama. The residents are physicians who have graduated from medical medi-cal school and are seeking specialty training in family practice. "Once again we have a group of top physicians coming to Utah Valley to further their medical education and training. There were more than 300 applicants for these four positions, and we have been able to select the very best to join our program," said Jack Cox, MD, residency director. direc-tor. "These new residents are a great asset to our program as well as the community." As part of the program, residents resi-dents participate in rotations attending at-tending physicians in many different dif-ferent areas of medicine, including: includ-ing: Family medicine, internal medicine, gastroenterology, cardiology, car-diology, rheumatology, intensive inten-sive care, neurology, pediatrics, newborn intensive care, obstetrics, gynecology, general surgery, emergency medicine, and radiology. The majority of rotations will take place at Utah Valley Regional Medical Center, with some rotations at American Fork Hospital and Orem Community Com-munity Hospital, as well as several rural facilities. "The program emphasizes preparation prepara-tion for practice in any setting, with a particular focus on the breadth of skills necessary to practice in a rural community," said Dr. Cox. The clinical base for the residency is the Utah Valley Family Practice Center, located on the northwest corner of UVRMC's campus. At the center, cen-ter, residents are junior partners in the practice and see patients as well as contribute to the management and administrative ad-ministrative decisions associated as-sociated with the center.
