' ' ' The new subdivision's 41 , lots are located on the periphery of the Resort golf course and this proximity was the cause of PCSC's concern. ' . ' , Impact ' ' In a letter to the planning commission dated January 12, PCSC President Ray Johnson asked the commission com-mission to "give consideration con-sideration to the impact of the houses on the golf course as well as the golf course on the houses.", -v -. Referring' to Thaynes Canyon homes which are already situated adjacent to 'the golf course, Johnson said, "The existing subdivisions in several': instances; have severly "J' affected f the payability of the course as well as the livability of the housing." : . ' ' The letter from Johnson requested that a "thirty to fifty foot building setback from the golf course property line" be imposed upon the houses to be built.' . This restriction "would require a slight adjustment ... which can be done without hurting the Jots," Johnson stated. Rebuttal 1 Warren King of the Royal Street Land Company, which is developing the subdivision! responded . to Johnson's . ; statements with a letter to the planning commission dated January 19. Six Points Prefacing his "six-point response, King, referring to the Johnson letter, said, "I disagree with the content of said letter and wonder what justification, either morally , or legally, Mr. Ray Johnson , can conceivably have in I interf erring with the rights of Royal Street Land Company, the owner of the proposed subdivision." Sold Land Mr. King noted that PCSC ad recently sold the subdivision sub-division land to Royal Street-' "If Mr. Ray . Johnson had any concern about the size of the golf course it should have been resolved before this land was sold," King stated. Betterment In his letter, Johnson said, " ... the golf course is also an Met of the entire city in that the better it is the more tourists it will attract." King responded to this by toting, " ... he (Johnson) ppetn to believe that Royal Street Land Company should provide the land for the betterment bet-terment at no expense to Greater Park City Company." Johnson suggests that if his request is granted the lots will be more saleable," King wrote and then countered' coun-tered' that the request would be so restrictive for some lots that "they would not be saleable at all." He said a master plan for the golf course and the surrounding real estate had been developed in 1970-71 1970-71 by landscape architect Ed Morgan, architect Arthur Davis, golf course architect Press . Plans conceived in 1973 called for a 130 unit condominium con-dominium project but "the market .for condominium apartments had deteriorated and as a result this project was abandoned," King said.
