' Utah 4-H creates new Web site Utah State University Extension 4-H recently launched a new Web site, the Gateway to Adventure. Adven-ture. ! "The site was designed to be more updated and user friendly and is now both fun to look at and fun to use," said Web site designer design-er Alden Jack. "We have adopted the theme Gateway Gate-way to Adventure for the hew Web site because we feel it will be easy to use and. will enable the public to have much greater access ac-cess to Utah 4-H activities and resources." , The Web site includes an introduction for volunteers volun-teers and parents involved in 4-H, a promotion and funding page, events and registration page and a resource re-source library. "We are excited to use , this site, as a tool to expand the 4-H program throughout through-out Utah and to provide the public and current 4-H members, with information informa-tion in a timely and efficient effi-cient manner," said Noelle Cockett, vice-president for Cooperative Extension and agriculture. The Utah 4-H program is designed to help youths learn independence, devel op character and acquire the knowledge and skills necessary to help them master life's challenges. The program is sponsored by Utah State University Cooperative Extension and has many volunteer workers work-ers throughout the state. "I am very pleased with the new 4-H Web site," said Kevin Kesler, director of 4-H 4-H and youth programs. "It should help the public learn more about 4,-H and make it much easier to get involved in-volved with the 4-H program. pro-gram. This is a fun and exciting time for 4-H. This new Web site illustrates the diversity of programming program-ming available through 4-Hj while assuring longtime long-time supporters of 4-H that we still value our roots and Buying a Home? Local brokerage offers cash back Utah County - As housing prices in Utah County continue to climb, many buyers and sellers are trying to find a better way to buy or sell a home, i- Traditionally, real estate companies have charged a large percentage of a home's price to buy or sell a home. However, a local company is offering unique solutions to this dilemma. Smart Choice Realty is run by Mapleton resident Rob Green. Green's reputation for honesty and great service has made "word-of -mouth" advertising a large portion of his business. "I've been fortunate to have worked with a lot of wonderful clients over the years" replies Green, "And I wanted to provide them with an even better way to buy and sell real estate." "The increasing role of technology (particularly the internet) has streamlined or automated au-tomated many of the services we provide to our clients", Green explains. "I realized that instead of basing our fees on the price of a home, Smart Choice Realty could base its total fee on the time and resources spent in a client's behalf. By doing that, we could continue to provide the exceptional service our clients love, and give them substantial savings as well" Green explains that one of the most appealing aspects of Smart Choice Realty's programs pro-grams is their ability to give a cash rebate to homebuyers. "When our client buys a home and the seller pays us a commission, we simply subtract our fee from that commission com-mission and give the rest to the buyer as a cash gift." . . ,'..'. Green is quick to point out that Smart Choice Realty is not a discount-rate, discount-service discount-service brokerage. "We still provide the same great full service that our clients happily hap-pily recommend to their family and friends. We just charge for those same services differently." And the savings to clients can be substantial. On an average home sale, clients will keep an extra $1200 in their pockets. The greater the price of the home, the greater the savings. ;i ' ! While traditional real estate brokerages will still garner a large market share, Green is confident that as people learn of all the options available, Smart Choice Realty's additional ad-ditional service plans will appeal to many. "Some people are more comfortable with the traditional percentage structure, so we still offer that as one of the options our clients can choose from", explains Green. "But, most importantly, we give our clients several options. And when people have more options, they can make a smart choice for their individual situation."
