In these times of the buying and selling frenzy it is important to remember a few facts on the process itself of relocating, moving across town or even just next door for that matter. According to MSN Money, eight tips to remember for selling sell-ing your home fast include hiring a top-notch sales agent, pricing your home correctly for the market, creating an adjusted sales plan, clearing out the clutter in your home, offering incentives, not getting distracted, asking for company help and the possibility of renting rent-ing your home... "Hiring a . .toprnotch; .sales agent is very important to the marketing of your home," said Natalie Carter of All Pro Realty Group. "At times people have had a bad experience with a realtor or agent and this gives them a bad feeling towards all realty agencies in general. Having a good agent who knows your area and neighborhood neighbor-hood will help with the selling process. JoAnn Hancock, broker bro-ker and agent of All Pro Realty also stated the importance of a realtor in obtaining more profit from the sale of your home. "Many people are scared off by the commission they are required to pay if a realty agency sells their home. It is important to consider the fact that most agents are able to get greater profit from the sale of the home with a much quicker selling process than the client could get themselves. This is due to the amount of marketing market-ing time and effort the agent puts into selling their client's home." Pricing your home correctly for the market is usually the number one thing that sells a house quickly. If you price your home right, your home will sell. The agent you hire to sell your home should have a Busy People Busy Schedules The groom is the son of Frank and Virginia Barker of Vernal. He graduated from Uintah High School in 1999. This is done by the agent or broker looking at the average days a home in your neighborhood is on the market, how your home compares com-pares to others in the area and its condition. Creating an adjustable sales plan will help in preparing you for the possibility of having hav-ing to change your initial selling sell-ing price, how long to insist on staying with your price and how much of a cut you are willing will-ing to accept. Having this plan in place will help you react quickly and will move your home from the market much more quickly. Clearing out the clutter in your home will help prospective prospec-tive buyers imagine their own furniture and belongings in your home. It also makes your home more inviting to buyers, gives your home a more comfortable com-fortable feel and really shows the quality and craftsmanship of the home itself. Don't get distracted. Those "cash for homes" ads you see on billboards and late night television will sell your property prop-erty quickly but it will go very cheap, probably at a price that really won't make you happy. If the offer is too good to be true, it probably is. If you are relocating for company reasons or a job change don't be afraid to ask for company help. You may be eligible for home-sale help from your employer or. a relocation relo-cation company representing your employer. Company buyouts buy-outs are usually quite fair. An appraiser would appraise the property and the buyout would be for the suggested fair market value less a sales fee. If time runs out and you've just got to get out of your home or property, it is possible to also consider renting it. If you are still interested in selling your home, even with renters, make sure renters are aware of a possible sale. Offer a discount to renters in exchange for them making the house accessible for showings to potential buyers, buy-ers, for example, if your house would rent for $1000 per month, ask only $750. The downside to this arrangement is that you're trying to sell your house in the pristine condition your buyers would like and renters tend not to take as much care as those owning the home.- Another option is to offer renters leasing leas-ing with the option to buy. The other side of the real estate experience begins when you are the buyer of the home or property. "When buying a home it is also a must to have professional representation.
