Show POLITICS is REALTY I Trying to Scare the Real Estate Agents to Divy Up TWO SOLID TO BE DISTURBED Judge Colborns Silly Prediction That the Election of tha liberal Ticket Meant 10000000 to Salt lake 510000000 I was not the intention of this department depart-ment to dabble in politics but in so far as certain statements are being made by prom jnent dealers tljat real estate will go to tbe dogs unless politics take a certain turn itis eminently proper todisarm these alarmists on that score The most irrational statement made by any of the alarmists was that of Judge Col born in which he predicted that a Liberal victory meant 510000000 to Salt Lake There is no question but that the big pro dictions and great expectations of phenomenal I pheno-menal results following the February election elec-tion had much to do with the wild boom that precipitated prices beyond a normal nor-mal advance The wild enthusiasts promised more than they performed and tho reaction which set in reacton during tho last few months is tho earnest of the inflation Had the prices not been forced by the wildcat boomers who cared nothing for the future real estate would have continued to gradually advance giving giv-ing the dealers an opportunity to close out their holdings at any timo at a legitimate profit Instead of tuis the values were in many cases quadrupled in a lew months and as a result the investor must wait until the present building boom has sufficiently matured t realize on his investments But the damage done by the Liberal enthusiasts en-thusiasts was in placing such high values on property that capitalists who came t the city for the purpooe of investing wore kept from doing so on account of these high values I val-ues Had Judge Colboru said that the February I Feb-ruary election cost the city of Salt Lake 510000000 by inflating values and shutting out legitimate investors he would have come nearer to the facts Men wno come to Salt Lake do not care a UK who records their deeds or sits on coroners inquests They examine values and compare them with prices in cities of like population and if the figures are coo high they go elsewhere else-where There wa scarcely a day but that investors whp came hero to invest in lad and buildings went away disgusted While it is the opinion of conservative in vestors that Salt Lake property is more valuable than that of any other city of similar sim-ilar populationas its future is more promising I prom-ising yet the investor likes to have tho benefitof part of the prospective advance There is however no cause for alarm as there is but a small part of the property that will not command all that was paid for it audit great deal vi bring a good profit Those persons who look well into the future will not fear but that Salt Lake will have 150000 population in a few years Its real estate is on too firm a basis to be greatly affected by the contingencies of local politics Any person who says that the election of either ticket will affect values to any great degree must think that real estate is a very buoyant commodity and without any intrinsic in-trinsic value A safe conservative government gov-ernment has certainly a great bearing on values but elections occur at such frequent fre-quent intervals that it would be very incon venient t have the bottom fall out because John Jones goi one vote less than Tom Pepper S It was a combination of natural and acquired ac-quired advantages that made Salt Lake what it is In this respect it is like a great many other cities I is not the exception Cities in Washington territory ter-ritory have had a mere phenomenal growth The largest cities had a steady growth Cities are not built in a day and Chicago va not the result of a years boom The best evidence that Salt Lake will be a great city is its gradual conservative advance ad-vance I it had not been for the solid good sense of the old conservative citizens in demanding onehalf cash on all property sold the boomers would have played havoc with the town There is a dangerobs element ele-ment that would pick the town up by the tail and shake it for its contents gather up the lucre and flyaway without any concern departure con-cern as to the flatness of things after their Water Works Sullivan Dennis Sullivan the Denver capitalist who is at the bottom of the water works syndicate in which several Salt Lake men are interested is in the city looking up the chances for capturing the city council His presence here on the eve of the election is omnous of the interest that schemers take in local politics S Real Estate Exchange At yesterdays calT L Perkes offered lots in Englewood and W H Sells offered a mortgage of 1100 carrying 10 per cent Bridge Over City Creek Canon Says E L Crow My proposition for a bridge over City Creek canon to connect the North Bench and the capitol grounds continues to attract the lively attention of property owners in that section and the prospects are all right Some few people want to know wfcat good they will get by it but they seem to see it after a little talk My explanation is just this Hero is an impassible chasm separating two line residence parts of the city On the west side the city realized 250000 for what was sold On the east side the area improved will bo greater in extent and probably worth still more However say 500000 worth of property in all is waiting for a 10000 bridge Why assessment of only I 5 per cent on the property would bring in 25000 and tho very day the bridge is assured up goes the value of all this property pro-perty perhaps 50 per cent Talk of snaps this Is one sUte Tho city will undoubtedly soon grade the approaches to Capitol hU and then the approach ap-proach t the upper north bench will be via Main or State and over this bridge This route will become the scenic pleasure drive A car line could make big money over this route work excursion business at once as tho distance is so short I have good reason to believe the city will help us out in this thing as soon as we get together The council is reasonable enough to sea that some share of tho 300000 realized from the sale of lands in those wards should be returned re-turned improvements We dont intend however to leave the matter with the city as directions their hands are already full in many Our Clearing House Yesterdays s clearings
