Parks, playgrounds, schools, churches, and other community facilities designed to serve the residents of the zone are also permitted, while apartment houses, boarding houses, room renting, and other multiple dwellings, as well as Commercial and industrial uses, are not permitted. The raising of livestock is also permitted within ths zone. In order to accomplish the objectives and purposes of this ordinance and to stabilize and protect the essential characteristics of this zone, the following regulations shall apply in this R-- l Residential Zone. Use Requirements. Permits for the following buildings, structures, and uses of land shall be issued by the building inspector upon compliance with requirements set forth herein. I. One- - and dwellings and the following accessory buildings and structures: a private garage and-ocarport for the storage of automobiles owned by persons residing on the premise; greenhouses for private use only; private bath houses and swimming pools; pergolas; arbors. 2. Public parks and public recreation grounds, but not privately-owneamusement parks or recreation grounds. 3. Public and parochial schools and grounds. 4. The minimum setback for accessory buildings shall be six (6) feet in the rear of the main building. Where ho main building exists on a lot, accessory buildings shall be located at least sixty (60) feet from the front lot line. 2. Side Setback Interior Lots For interior lots, all dwellings and other main buildings shall be set back from the side property line a distance of at least eight (8) feet, and the total distance of the two side setbacks shall be at least twenty (20). feet, except that the total distance of the two side setbacks d shall not be less than ( H ) of th length of the dwelling or other main building measured parallel with the front lot line. The minimum setback from the side property line for accessory buildings shall be five (5) feet, except that no side setback shall be required for accessory buildings having walls of two (2) hours or more. However, no part of an accessory building shall ex tend beyond the property line, and no part of an accessory building shall be located closer than twelve (12) feet to any dwelling on an adjoining lot 3. Side Setback Corner Lots On corner lots, the setback from the interior side property line shall be at least eight (8) feet for dwellings and other main buildings. For accesory buildings the setback from the valid for not more than two years, at the expiration of which time said building or yard shall be removed from the premises and said use discontinued. 12. Temporary office or the temporary occupancy of a dwelling as an office when used in connection with the sale of property within a subdivision under construction, provided the temporary office is located on the same tract of land as the subdivision. A permit therefore shall be valid for not more than two (2) years, at the expiration of which time said use shall be discontinued. Area Requirements An area of not less than eight thousand (8,000) square feet shall be designated and main- one-thir- tained or each dwelling or other building used for human occupancy, and uses accessory thereto. Frontage Requlremnts The minimum width of any building site for a dwelling or other main building shall be seventy-fiv- e (75) feet, measured (25) at a distance of twenty-fivfeet back from the front lot fire-resisti- e line. Location of Bqildings and Structures. The space resulting from the following setbacks shall be open and unobstructed from the ground upward. 1. Front Setback. Rear Setback Interior Lots For interior lots, all dwellings and other main buildings shall be set back from the rear property line a distance of at least twenty ,,(20) feet. Where the ground or the square of the building is uneven It height the average elevation thereof shall apply. Roofs of buildings above the square and chimneys, flag poles, television atennas, church towers, and similar structures not used for human occupancy are excluded in determining years-1795-- 1956 Zone. The R-Residential Zone covers the portion of the city which is most aporopriately suited for and multiple family dwellings. This zone is characterized by a commingling of one-- , two- - three-- , and multiple-famil- y dwellings along with tourist courts and trailer courts. Parks, playgrounds, schools, churches, and other community facilities designed to semi-multip- le serve the residents are also characteristics of this zone, as is the raising of crops and the keeping of a limited number of cow's, chickens, and horses for family food production and pleasure. However, retail and wholesale business, as well as industrial uses have been excluded. Owners and developers of property should bear in mind that nrimacy is given to multiple housing, boarding houses, room renting, tourist and trailer courts, and should develop and maintain their properties in recognition thereof. In order to accomplish the objectives and purposes of this ordinance and to stabilize and protect the essential characteristics of this zone, the following regulations shall apply in the R2 Residential Zone: 322. Use Requirements. Permits for the following buildings, structures, and uses of land shall be issued by the building inspector upon compliance with requirements set forth herein. 1. Any use permitted in the l Residential Zone. 2. Three- - and dwellings and apartment houses. 3. Boarding houses, room rentR-- four-famil- y ing. 4. Home occupations, including fine arts studios, custom dressmaking, flower making, millinery, sewing, tailoring, laundering, rug weaving, offices in which goods, wares, or merchandise are not commercially exchanged or sold provided: a. No person is employed in the home occupation except members of the residing family. b. No commercial vehicles are used In connection with the home occupation. c. No business signs are used with the exception of one unlighted sign concerned with the home occupation, not to exceed one and one-hal- f (IMi) square feet in area which shall be attached to and parallel with the dwelling. d.- Not mere than the equivalent of twenty-fivper(25) cent of the ground floor area is devoted to the occupation. e. Activities and storage are within the home. f. No delivery or resale to cus tomers of products at the premises which are not produced on Size of Dwellings. Dwellings shall be located at least twenty-fou- r (24) feet apart, except that any building wall exposing a door shall be- - located at least fifty (50) feet from any other building. Buildings shall not cover more than twenty-fiv- e (25) per cent of the lot area. The plan of a planned dwelling group shall be construed to modify the area, frontage, and location requirements for building sites. Area Requirements for Building Sites. All area of not less than seven thousand (7,000) square feet shall be designated and maintained for each dwelling, and one thousand (1,000) additional square feet shall be provided for each additional dwelling unit Frontage Requirements. The minimum width of any building site for a dwelling or other main building shall be six (66) feet, measured at a distance of twenty-fiv(25) feet back from the front lot line. Location of Buildings and Structures. Same as required In the l Residentia Zone.. Height of Buidlngs. The maximum height of any buld-in(measured from grade to the square of the bulding) shall be thirty-fiv(35) feet or three (3) stories, whichever Is the higher, and the minimum height of any dwelling shall be eight (8) feet or one story, whichever is the higher. In order to more fully bring about the development of .the territory within this zone as the retailing and financial center of the surrounding area, certain restrictions have been placed on the use of the land.No storage of merchandise, products, or materials shall be permitted outside of enclosed buildings except for automobiles in running order, nor shall and certain other dwellings uses which tend to thwart the use of the land for business purposes be permitted. Owners and developers of land should bear in mind that certain restrictions have, ben placed upon the use and maintenance of property in this zone and should develop their property accordingly. In order to accomplish the objectives and purposes of this ordinance and to stabilize and protect the essential characteristics of this zone, the following regulations shall apply In the l Commercial Zone: 34-2- . Use Requirements. Permits for the following buildings, structures, and uses shall be issued by the building inspector upon compliance with the requirements set forth herein: 1.
