Another fact you might consider is how many years there are remaining on your existing loan and whether or not a total savings would be realized if you refinanced. In todays market of low interest rates, there are many variables to think about when making the refinancing decision. By PAUL A. NEUENSHWANDER President United Savings and Loan Should I refinance my home? This is a question many homeowners are asking these days. Now that interest rates have dropped to their lowest level in seven years and are beginning to creep upwards again, people everywhere are trying to weigh the advantages and disadvantages of refinancing now. To answer the question, two more basic questions must first be answered. (1) You must determine the difference between your existing interest rate and the current mortgage interest rate. A generally accepted rule is that a two percent difference is necessary in order to consider refinancing now. An example of a two percent difference in interest rates would be as follows: $60,000 at 12 percent for 30 years equals $617 per month (total payments or $60,000 at 10 percent for 30 years equals $527 $222,120) of payments is $189,720). This would save you month (total per $32,400 in interest. When analyzing interest rates, you must look at the 15 year loan. Using our $60,000 loan example again and cutting the loan term in half, you can see that, for not much more of a monthly payment, ownership can occur in half the time: $60,000 at 12 percent for 30 years equals $617 per month (total payments is or $60,000 at 10 percent for 15 years equals $645 per $222,120) month (total payments is $116,100). This would save you $106,020 in interest.
