Show Wednesday, March 16, 1977 Trolley Called Chance to Finish Master Plan Page 6 f mm Harry t?f and BtM Coleman will meet redevelopment plans. lift originating from the Coalition Building have been criticized by different dif-ferent factions in town and Reed observed, obser-ved, "I've been totally shocked." Although still pushing hard for the lift, Reed said he and his partners are looking at contingency plans. One such plan would run the trolley tracks to the existing resort, connecting it with Main Street. The developers also see extension of the trolley line as a possible solution to traffic problems which may be encountered encoun-tered by the new Deer ValleyLake Flat resort. City Councilman Jan Wilking has suggested that a tract system connecting all parts of town could alleviate congestion and potential pollution problems. Zoning One of the first hurdles the developers i must clear is a zone charge for the 13-, 13-, acr:e,pr,oj.e,ctsUe.,(; .s iw,;vi ; Coleman said the parcel is presently part commercial and part estate and that a historic commercial zoning of the entire en-tire piece is needed before the redevelopment can proceed. He said not more than two of the 13 acres would have a commercial use, with the remaining acreage used for lodging, recreation and Deer Valley Continued native to the area is considered to be insignificant. Kconomic Impact When completed, the Deer Valley Lake Flat resort would create an estimated 700 permanent jobs. This was the conclusion reached by Bob Kammerle in his economic impact study. Data collected from other resorts indicates that one permanent job is created lor every ten transient guests and day skiers visiting a "first class" ski , resort area. It is claculated that a total of 7.000 people will be the average population for the entire project. Based on 1977 wages, these 700 permanent employes would earn approximately approx-imately $550.00 per month each. Permanent Perm-anent residents living in the Deer Valley and Lake Flat regions are expected to have annual incomes ranging from $40,000 to $50,000 annually in 1977 dollars. When members of these two groups go retail shopping, their disposal income will be spent on durable goods, such as . automobiles, televisions and other household house-hold applicances, and nondurable goods consisting of consumable items such as food, clothing and other personable items. According to the study. Salt Lake City will attract most of the durable goods due to its close proximity and its larger and stronger economic base for durable goods. As for nondurable goods, the study states. "Disposable income spent on nondurable shopper goods normally the gypsy's arm ...restaurant SERVING NOMAD SPECIALITIES FROM AROUND THE WORLD OUR OUTSIDE DECK WILL BE OPEN TfflS WEEKEND STOP BY FOR X SANDWICH & BEER OTHER SKI BEVERAGES AVAILABLE Located at the bottom of Main Street with Main Street merchants to discuss parking, but that total commercial is desired for "flexibility." Coleman, Reed and engineer Jack Johnson met with the Planning Commission Com-mission last Wednesday night and commission com-mission chairman Burnis Watts asked, "Do we need more commercial?" Reed responded that the project would bolster Main Street business which he said "needs impetus now." "I don't think it will help. I think it will destroy Main Street if you have that much commercial," Watts replied. Watts was told the commercial development would not be undertaken all at once but rather over a number of years. Present plans call for commercial use of the Union Pacific Depot and the Coalition Building, a maximum of 50 restored train cars to be used as lodging, 1 a 100-room hotel, an undetermined num-" num-" ber of additional' lodging' 'units',' ap- " proximately 100,000 square feet of commercial com-mercial office space in restored Victorian Vic-torian houses, tennis courts, a park with a small lake, a trolley car servicing the area and the ski lift. A public hearing on the project will be held Monday, March 28 at 7 p.m. in the Treasure Mountain Inn. Impacts from Page 1 occurs on a biweekly or even daily basis. Park City has already developed a market area sufficient to support this type of retail shopping. "Future demand developed by the Deer Valley-Lake Flat development for nondurable non-durable goods will be satisfied by ( 1 ) existing and expansion of existing retail outlets and 2) some few new retail outlets to be located within the new development." The retail commercial space planned for the new resort is approximately equal the commercial space at the existing resort . The report also gave a breakdown of the number of construction jobs which will be created at various times during the recreational and residential development. develop-ment. It is estimated that a peak of 729 people will be employed during the 1988 construction season. Utilities Impact Study Using a formula set by national fire protection officials, two "million gallons of water will be needed daily to satisfy the needs of the expected permanent and transient populations of the resort communities. A prerequisite for approval of the project is that developers provide the city with enough water to satisfy the resort's residential and business demands. de-mands. The utilities impact study also gave figures on the expected demand for electricity, natural gas and sewage- treatment.
