Show Office-Restaurant Complex x Draws Concerns Dear Editor: The Architectural Committee Commit-tee of the Holiday Ranch Homeowners Association has reviewed the plans for the officerestaurant complex that is proposed for the corner of Monitor Drive and Highway 248. We are concerned about two aspects of the design and feel that modifications should be rniade before approval is granted. (1) The majority of the cars using this complex would enter and exit on Monitor Drive, which is presently a residential street. It serves five subdivisions, including Holiday Ranch, as well as the Racquet Club. The additional traffic on that end of the street would worsen an already hazardous situation. Cars making the turn from Highway 248 often go quite fast. It is not uncommon for one to fail to negotiate the corner in slippery weather. Also, the snowbanks do not allow sufficient visibility around the curve on Monitor Drive for safe travel in winter, . particularly considering the -increasing amount of foot and bicycle traffic. We suggest that all entrances en-trances to the complex, be located on Highway 248. It would also be appropriate for them to leave room for exit lanes along the highway. (2) No sidewalks are shown on either side of the complex. Many high school students as well as younger children walk along these streets. In light of the 50 mile per hour speed limit on Highway 248. and the additional traffic that will result from this project, we feel that sidewalks should be part of the development. Sincerely, Dave Hanscom, Secretary |
