The Salt Lake County Planning Commission is expected to rule on whether a zoning change will be permitted on the brick yard property at 3300 South and 1300 East by September 14. A group headed by Brent Dyer presented its master plan for the project to the Planning Commission last week. The plan calls for the construction of condominiums along the west and north side of the property which will provide a buffer zone between the neighborhood residential and the commerical-busines- s developers also reported they had spent considerable time in explaining the concept to the merchants and neighbors which surround the site. The focal point of the development will be a grand plaza bordered by a reflecting pond and three of the chimneys which presently remain on the site. The concept, according to the developers, is well supported by a marketing study done by a San Francisco market research firm. The firm, the John S. Thompson Com pany, found that a community center was badly needed in the trade area. And that it should consist of a department store and a preponderance of apparel and shoe stores. The report also found that the site could easily sustain four hundred condominiums and some office space. Thompson found that the highest use of this property is an integrated multiple use concept. It is entirely possible, with the speak against the project. There have been other multiple-us- e projects developed in other parts of the country, all with considerable success. The developers hope to capture the theme of The Old Brick Yard while providing the consumer and the resident with a pleasant and modem environment in which to work, shop and live. We believe that Salt Lake isready for such a concept and we believe that given its success others will duplicate it.
