A loop road would surround the American Flag development develop-ment which boasts a "beauti-. ful southern exposure." A 60-room lodge is planned for the end of the area and a 100-room lodge at the north end. Duplexes and triplexes . are to go in between and 40 single family lots are also on the drawing boards for the communtiy. Bald Eagle The Bald Eagle community, south of the Deer Valley base at the &400 foot elevation, would be accessible by means of a road from Lake Flat or a chairlift from the valley base facilities. , . As revealed by Johnson, it . would have cottages tucked among the trees along with a lodge and multi-family units. The Bald Eagle area offers spectacular views toward town and of the Lake Flat area. Lake Flat , Lake Flat is planned as the largest upper elevation community. At $120 feet, it is designed with a different concept in mind, Johnson said. ; ' Transportation within the community would be via enclosed and heated four passanger golf cart type vehicles or by foot. The interior of the Lake Flat development would be closed to cars. The area itself would have a barbell configuration with the gondola angle station, a convention facility, ice skating rink, swimming pool, tennis courts and another 30,000 sq. ft. of commercial space at one end and a 200-room lodge hotel at the other. In the center would be a lake, termed the "focal point" of the community. The lake usually dries up in July but Royal Street plans to line it to keep it full and clean throughout the year. In addition. Lake Flat would have individual cottages interspersed among the "beautiful evergreens," clusters of multi-family buildings and a smaller: lodge. Strength Architect Ted Warr told the audience that other successful success-ful ski projects in the country have drawn much of their "strength" from their original master plans. , "We have done our homework home-work here," he asserted. Warr said the phasing of the residential and comercial development would begin with the construction of the major buildings. The architectural styles and themes would be established by the respective cottages and lodges in each community. commun-ity. Phases Six basic phases are laid out for the ultimate land develop- , ment. The first phase would see ' the installation of the roads and utilities for the Deer Valley ski facility, construction construct-ion of the 1.5 mile gondola and base village buildings, completion of the golf course and erection of the Lake Flat angle station. The multi-fam- - ily dwelling lots would be V. -k. "T1". tm 4 ALLEY LAKE PLAT APFfl .LOPMENT MASTER PLA JYAL STREET LAND CO MANY continued from page 1 readied but not developed. The Lake Flat Village, roads, utilities, lodge hotel - and amenities would be completed during the second phase. The remainder of the Lake Flat community would be finished in phase three. Phase four would be the complete development of the Bald Eagle community. The single family lots in Deer Valley would be developed in phase five and phase six calls for completion of the American Flag community. , King said Royal Street has . three viable alternatives for providing water for the new resort which eventually could bring as many at 1,800 additional living units to the Park City area. After saying he wants to find the best water source, he noted that the ski area will develop its entire water and t sewer systems King said the resort intends . to join the Snyderville Basin Sewer Improvement District or an expanded city sewer system, whichever becomes a reality, but added that it is . prepared to provide its own treatment facilities if need ' by. Skiing "Skiing is the reason we're doing all this," Johnson observed, "but we think this will be a winter-summer resort." The engineer said he felt . Park City "turned the comer" this past summer on its way to becoming a two season attraction. ' - The '"resort developers r intend to "come in heavy in the beginning" with lifts and h facilities and then complete;! .the! project .. over a '15yearai(, 4) period. :,n!n Iwrf- ie J-hteib In the earlier interview, i: ' ful, the scope of the resort has to be significant when we open." Citing the proximity of the existing resort, he added, "It will have to be a place where you would want to go skiing." The fall of 1979 has been given as the earliest possible opening date. It is expected that at least eight lifts and the gondola will be operating on opening day, providing access to all the prime ski areas. The Bald Mt. people have emphasized a desire to "guarantee a pleasant ski experience" and, although the resort could handle 12,000 skiers, a maximum of 9,000 would be permitted on the slopes to prevent long lift lines. The peak skiing elevation will be 9,400 feet providing a 3,000 foot vertical drop. An estimated 100 runs would eventually criss-cross the skiable terrain. Basis During a question and answer period following the elaborate prsentation. King was queried as to the financial feasibility of the project. King responded by noting that, historically, the skier population has grown at a rate of 15 percent a year, compounded annually. He said there are few areas in the country capable of develop ing a quality destination ski resort and added, "Utah has come into its own." Jan Peterson, manager of Wolfe's sporting goods store in Park City, supported King by saying that although the skier population is increasing by 15 percent each year, the number of ski terrain acres has risen at only 3.6 percent per year since 1970. In response to other questions, King said his group is still wrestling with problems such as employe housing and fire protection. He also said Royal Street is desirous of having resort land within Summit County annexed to the city. Approval Although many city officials were in attendance Thursday evening, the presentation was unofficial in nature. Next month. King and his staff will bring their plans to the Park City Planning Commission and begin the approval process which expected to take at least four months. il. fit, :v -y ' , . : PARK CITY Ski Corp.
