Ixird Coke Explains Term Length There la a bit of interesting lore about the period. It is said by historians that the great jurist and law writer, Lord Coke, who lived in the reign of Queen Elizabeth, in hia writings on leases, stated that a lease for 1000 years suggested fraud and might therefore be held void. Hence the lawyers of that period made the leases for 999 years. The long-terlease has many advantages: An owner of valuable land which is ripe for development may not have the means of properly improving hia holdings. Yet he can make a long-terlease to a responsible person who will improve it and make bis property yield a steady income in the form or ground rent. Usually Easy to Rent Then again the owner of land may refer not to sell hia property for fear E e might not make aa good an investment with the proceeds of the sale. The Davis high basketball team decisively defeated Ogden high on the local Door Friday evening in the last game of the scheduled season by a score of 86 to 16. By their victory the Davis boys sur- prised many of the forecasters who believed that Ogden would put up a good fight if not register a win. When these two teams met in Ogden some weeks ago, one of the best battles ever to be staged in this division was won by Davis by the narrow margin of one point, only after the two had fought for three extra periods. In Friday's game, which was alow throughout, Ogden took the lead of one basket at the start, but this was soon overcomer and after the first five minutes the gap between the two teams gradually lengthened. Tho score at the end of the first eriod was 7 to 4 for Davis. The second quarter the two teams played ou even terms, and the half ended 13 to 0. It was in this period that Hilton, Jgden'i center and mainstay, was ejected from the fray for roughing. )avis came back stronger in the second half, and during the third quarter scored nine points, while the garnered a lone field goal. Soon after the final period opened Coach ack Croft sent in an entire new tiw and, during this period the winners scored 15 points while holding Ogden to four points. The win Friday evening gave Davis he division flag the second in three rears and with this comes the tro-h-y given at the start of the season y A. E. Becker to the champions. People who are accustomed to signing leases on houses and flats for one, two or three years may be surprised to know that a great deal of property is rented for periods that the landlord could not possibly outlive. The long term lease provides a manner in which to realize steady income on property when you don't want to sell it and such income is usually net, for the lessee usually pays the taxes. Not a Modern Practice How the long term lease, used by the ancient Greeks and Romans, operates to bring assured income from the land is explained for the assoda-tion- 's series by Herbert Becker, vice' president of the Chicago Title and Trust Co.. Chicago, the largest title company in the world. The gold mines in ancient Thases and the silver mines of Laurium were under perpetual leases granted by the Antnenian government, and some states, such as Maryland, in this country still allow perpetual leases to be made, says Mr. Becker. The perpetual lease which runs forever, differs from the long-terlease in that, as the name indicates, the long-terdocument runs for specified period of years. Was Rent Due First of Month? In England the practice of making long-terleases began about the time of the Norman conquest.
