Show ORDINANCE AN ORDINANCE AMENDING SECTION 563 REVISED ORDI-NANCES ORDI-NANCES OF CEDAR CITY. UTAH, 1953. BE IT ORDAINED by the City Council of Cedar City. Utah: Section 1. That Section 563. Revised Re-vised Ordinances of Cedar City, Utah, 1953, shall be amended to read as follows: After compliance with the pro. visions of Section 562 of this chapter, the subdivided shall submit a final plat of the subdivision. sub-division. The final plat shall consist con-sist of a tracing approved by the City Engineer and of such a nature na-ture that Cedar City Engineer can reproduce same in as many copies as he desires by methods available to his office on a reproduction re-production basis and shall be of the following dimensions, to the outside or trim line dimensions of twenty-one (21) by thirty-one (31) inches and the border line of the plat shall be drawn in heavy- lines leaving a space of at least one and one-half (1H) inches margin on the left-hand side of the sheet to allow for binding, and not less than one-half one-half (H) Inch margin, in from the outside of trim line, around the other three sides of the sheet. The Plat shall be so drawn that , the top of the sheet faces either North or West, whichever accom-, modates the drawing set. All lines, dimensions and markings shall be made on the tracing with approved waterproof black "India drawing Ink." The plat shall be made to scale large enough to clearly show all details. de-tails. In any case not smaller than one hundred (100) feet to the Inch, and the workmanship on the finished drawing shall be net, clean cut and readable. The plat shall be signed by all parties par-ties mentioned In Paragraph E of this Section duly authorized and required to sign, and shall contain the following Informa-tlon: Informa-tlon: A. A subdivision name and the general location of the subdlvi-sion subdlvi-sion In bold letters at the top of the sheet B. A North point and scale of the drawing, and the date. C. Accurately drawn boundaries, boundar-ies, showing the proper bearings and dimensions of all boundary lines of the subdivision. These lines should be slightly heavier than street and lot lines. D. The names, widths, lengths, bearings and curve data on cen-ter cen-ter lines of proposed streets, alleys al-leys and easements; also the boundaries, bearings and dlmen-slons dlmen-slons of all portions within the subdivision, as Intended to be dedicated to the use of the public; The lines, dimensions, bearings and numbers of lots, blocks and parts reserved for any reason within the subdivision. All lots and blocks are to be numbered consecutively under a definite system approved by the planning plan-ning commission. All proposed streets shall be named or num-conform num-conform with the adopted street bered In accordance with and naming and numbering system of Cedar City. v cm thA nlat shall be lettered th following: 1. Registered professional engineer en-gineer andor land surveyor's "Certificate of Survey." 2. Owner's dedication certificate. certifi-cate. 3. Notary Public's acknowledgment. acknowledg-ment. 4. Planning commission's cer-tificate cer-tificate of approval. 5. City engineer's certificate of approval. 6. City attorney's certificate of approval. 7. City council's certificate of approval. 8. City recorder's certificate of attest. The final plat shall be accompanied accom-panied by copies of any private restrictions proposed to be recorded re-corded for the purpose of providing provid-ing regulations governing the use, building lines, open spaces or other aspects of development and us?. After approving and signing the final plat the planning commission com-mission shall submit the plat for approval to the city engineer, who shall collect a checking fee from the subdivider, and shall check the engineering requirements of the drawing. After approval and signature by the city engineer, the plat shall be submitted to the city attorney and the city council, respectively. The. final plat, bearing all official approvals approv-als as above required, shall be recorded In the office of the county recorder by the subdivider, subdivid-er, without change or revision by him, within thirty days of completion of official approvals, or such approvals shall become void, unless an extension of time for recording is granted by the city council. No plat shall be recorded In the office of th county recorder and no lots In such plat shall be purchased, sold or exchanged, and no offer j shall be made to purchase, sell or exchange any such lots unless un-less and until the plat is approved approv-ed and signed, except that the City Council may waive the approval ap-proval of the city attorney oi city engineer, or both, in the event either or both such officials offi-cials do not approve said plal within thirty (30) days after the same is submitted to them. Section 2. This Ordinance shall become effective thirty days af-ter af-ter passing or twenty days aftei publication, whichever date la the most remote.
