Under the provisions of Utah Code AnSection 40-notated, 1953, as amended, and the Natural Gas Policy Act of 1978 (Public Law the Board of Oil, Gas, and Mining is hereby given authority to make and promulgate rules and regulations for the proper administration of said Acts. The project will utilize federal and state funds to rehabilitate homes. We are interested in contractors that are licensed, Class B contractors. They must be bonded or bondable. Contractors shall also have approved credit and show examples of work which would qualify under our general work standards. Up until last year, anyone who home a sold (without buying high-intere- !7v3 at a had higher price) to pay capital gains taxes on the sale, minus the original price of the home and real estate sales costs. Persons 65 or special break on such a deal, but some taxes still had to be paid on a portion of the capital gain. Now every home owner over 55 may of the keep up to $100,000, capital gains on the sale. Its a You privilege, however. cant do it again. But if the kids have grown up and left the nest, and if youre considering renting smaller quarters without maintenance headaches, this year may be the time to do it. e, once-in-a-lifeti- Supposing, for example, the home you paid $25,000 for about 25 years ago can be sold for $80,000 today. After realtors commissions, attorney fees, and other closing costs, you may net around $70,000. You get to keep it all - including the whopping $45,000 profit you make over the original purchase price. Now consider investing that $70,000 in market money certificates or long-tercertificates of deposit. Sit down and calculate the interest that $70,000 will earn. At the very. least, your money will be earning around $400 a month, which should be enough to cover the rental of a very nice apartment (although rental units are becoming more scarce in some areas). If you plan to continue on the job for ten years or so before retiring, you might pay the rent out of your salary and simply allow your $70,000 to grow spectacularly at compounded interest over most of that time. (Of course, there will be annual taxes on the interest earned). For some home owners, the $100,000 exclusion may be the means of financing a new business or of buying income property. Naturally, you may be among a large number of owners who are reluc u tantto give up the old homestead after working so hard to maintain it and to pay off the mortgage over so many years. Its a question of your feeling of security vs. your problem of getting the money out of the home which has probably risen sharply in value since you bought it. Whether or not its right for you to sell your home this spring or summer, only you can decide.
