Identified as one of the Bill development team, McComb, a partner in the Capson, Morris and McComb real estate firm, claimed Park City's need for commercial space will nearly double in the next three years. McComb said his findings were based on data provided the city by Architects and Planners Alliance, sit dowrLshower OOP 4399SP limaiBi (S&am&XB ufclmia 3m Summit County Planning Commission Corp. and the Ram-shir- e A 1973 study predicted 240,000 summer visitor days by the year 1980, but McComb said the Alpine slide and other recreational facilities planned by John Prince, Jack Sweeney and Wally Wright will double that figure. These visitor days can be equated to a permanent population of 9,000 by using a fairly elaborate formula, McComb said. . With the permanent population and visitor population, McComb said the total population would be 16,000 by 1980. He added a population of 40,000 for the west end of Summit county could be expected by 1990. With these figures, McComb compiled the recommended commercial square footage Park City would require: Retail and general merchandise: 108,000 square feet Apparel: 18,900 square feet Entertainment: 76,600 square feet Furnishings and appliances: 23,200 square feet 24.300 square Drugs: feet 30.000 Miscellaneous: square feet. Park City presently has 150,000 square feet of commercial space, excluding restaurants, which will leave the city short by 130,400 square feet in 1980, McComb said. The proposed Holiday Shopping center would contain 46,970 square feet of space for Skaggs, a 10,260 square foot Wolfe's clothing and sporting goDds store, as well as smaller shops within the center. But Dan Parker, part owner of the Village Pharmacy in the Mt. Air Mall, is threatened by the development, claiming, If 1 have to go against a large operation with a small population, 1 can survive but I don't know how well.
