In case of inclement weather the wedding and reception will be moved to the Senior Citizen Center. UNAPPROVED MINUTES BEAVER COUNTY PLANNING & ZONING August 20, 1997 Ken In Attendance: Iofland. Chairman Alice Smith. Scott Healer. Ken Olsen, Dennis Miller, Rick Rose. l.eo Kancll as County Attorney, and Craig Davis as Hill Administrator. Visitors: Doris Marsha Pippin. Capps, Hudgens. Doug Carriger, Phil Edhohn Chairman Lolland called the meeting to order at 8: 00 p. m. The minutes from the July 16, 1997 meeting are approved as read. CONDITIONAL USE PERMIT Dill Capps wants to build a barn, woodworking shop and house on his property near Minersville Res. After discussion, Scott made a motion to approve the CU P. but there can be no commercial uses on the property, and he must have all other permits that are needed. Ken seconded the motion Motion passed unanimously. CONDITIONAL USE PERMIT Phil Edhohn was there to discuss dividing a 1.83 acre parcel into 3 parcels and putting condominiums oil the parcels, starting with 2 on the middle parcel They discussed perk tests, setbacks, parking, trees, spring area, master plan, trading density areas, fire protection, etc. Ken Olsen made a motion to approve the 2 condominiums, with the stipulation that they trade for another area for density, they must meet setback requirements, and the subdivision of the land is recommended to go to the County Commission for approval. Rick Rose seconded the motion Motion passed unanimously. CONCEPT PLAN Marsha Pippin was there to discuss dividing her property. They discussed water, power, telephone, roads, septic tanks, and fire protection It needs a division but not a full blown subdivision, but all the improvements must be in before any lots are sold. Ken Olsen made a motion to recommend the to County Commission to approve the land division, Rick seconded the motion. Motion passed unanimously. LAND DIVISION Les Whitney was not there so the issue was tabled until later. ITEMS OF DISCUSSION We have an official revocation of Elk Meadows logging CU P. on the agenda for next month. The new board members were introduced, they signed their "Code of Conduct" papers. The letter from Circle Four regarding the number of pigs and lagoons w as read and discussed. They discussed enforcement efforts to get some property owners to clean up their property. Craig reported that the EPA found no harmful material on the Bockenstett property. Ken Olsen made a motion to adjourn at 9:15 p.m. Scott seconded Motion motion the passed unanimously. These minutes will be presented for approval at the next regularly scheduled meeting.
